How many apartments does PEP Housing have?
PEP Housing has a total of 287 units, fully handicapped accessible with grab bars in the bathrooms and emergency pull stations in each apartment, located in the bedroom and bathroom.

How do you determine the rent amount?
Rent for HUD units is based on 30% of adjusted gross income. All other units have an average rent of $342 per month. See Eligibility Criteria & Current Rents for a list of rents by property.

What age do you have to be?
Head of household must be 62 or older (a spouse may be younger) for all current properties in Petaluma. Our development in Kentfield accepts seniors 55 and older and applicants must apply through the Marin Housing Authority .

If I own other property, can I still quality for a PEP Housing apartment?
Yes, as long as the apartment is your principal place of residency and if you qualify with maximum income levels. You are required to live in your PEP Housing apartment at least 10 months out of the year.

What is the maximum income that a person can have?
At most properties, the maximum income for one person is $28,150 annually. For two people it is $32,200 annually. See Eligibility Criteria & Current Rents for a list of income limits by property.

Do you accept Section 8 vouchers?
Yes, Section 8 housing vouchers are accepted and encouraged.

Do you do check the credit of all applicants?
We do background and credit checks on each applicant.

Do you allow pets?
Yes, only one pet under 35 pounds is allowed.

Do you allow smoking?
Smoking is prohibited anywhere inside each unit, on the deck, or in the building, including indoor and outdoor common areas except for the designated area, should there be one, on the property.

How big are the apartments?
Approximate size of each unit is 620 square feet.

Does the rent include utilities?
Rent includes water and garbage. Tenant pays for gas and electric.

Is there central heat and air conditioning?
There is central heat, but no air conditioning. However, most units have ceiling fans.

Are the appliances gas or electric?
Heating is gas, stove/ovens are electric.

Are there bath tubs in the bathrooms?
There are very few tubs. Most apartments have roll-in shower stalls with a fold-down seat.

Do you have two-bedroom apartments?
The only two-bedroom apartments that PEP Housing has are set aside for mobility disabled tenants requiring a live-in caregiver. There are only four of these apartments and they are located at our Mountain View property.
