Building Communities... One Project at a Time



Our Development Department carries out all phases of housing development, taking a comprehensive approach to each project, from property identification to occupancy with a focus on creating the optimum living environments. These phases include the following:
 
Site Identification, Analysis, and Acquisition

Once a property is identified, both detailed financial and market analyses are performed prior to acquisition

Coordination with Community Groups and Co-Sponsors

PEP Housing prides itself on its strong community ties in the development of all its projects. We often look to co-sponsoring with other non-profits in order to complement a specific property

Selection and Coordination of the Design/Development Team and Other Consultants

PEP Housing works with some of the best names in the business when it chooses its architects, engineers, environmental and financial consultants

Obtaining Local Government Approvals, Including Environmental Clearances

Our project managers represent PEP Housing during all phases of the entitlement process, including public hearings, community outreach and other speaking engagements.

Securing Pre-Development, Construction, Equity, and Mortgage Financing

PEP Housing is incredibly creative in the way it finances its projects. PEP Housing takes advantage of this by structuring multi-layered financing packages.

Land Development and Construction Management

Once entitlements, financing and permits are all in place, PEP Housing oversees all aspects of land development by providing construction management expertise to each project.

PEP Housing is on the cutting edge of innovation in the development of:

  • Mixed-income/mixed-use developments
  • Smart Growth/Transit Oriented Development Higher Density Projects
    • Transit Oriented Development is the exciting new fast growing trend in creating vibrant, livable communities. Also known as Transit Oriented Design, or TOD, it is the creation of compact, walkable communities centered around high quality transit systems. This makes it possible to live a higher quality life without complete dependence on a car for mobility and survival.

Green Building Practices

Sustainable design or building "green" is an opportunity to use our resources efficiently while creating healthier buildings. It provides cost savings to all Californians through improved human health and productivity, lower cost building operations, and resource efficiency--and it moves us closer to a sustainable future.

For Profit/Non-Profit Development Partnerships

For-profit developers are often faced with the dilemma of either building a portion of their development as affordable or pay in-lieu fees into a pool to provide affordable housing in some other location. PEP Housing benefits both for-profit developers and the community at large by bringing its expertise to help with this problem. PEP Housing works to help developers maximize value while also working with federal, state, and local entities to develop much needed affordable housing, whether on-site or off-site.  PEP Housing’s long standing reputation and support by local communities for their mission also helps developers with their entitlement process.
